What must I bring with me to tour an apartment?: We require a photo ID for all adults who would like to tour our community.
What are your application and administrative charges?: Our application fee is $85 per adult applicant and our administrative fee is $300 to reserve your new home.
What are the income and credit qualifications?: All applicants are subject to credit and background screening through our third party vendor. Additionally, verifiable income of 3 times the monthly rent is required.
What is acceptable "proof of income" to sign a lease?: 2 most current pay stubs, 2 most current months of bank statements, or current W2.
What happens if I qualify for an apartment, but my roommate does not?: In order to resident in our community, all adults must pass the screening qualifications.
If I get a job transfer, can I break the lease?: You would have to provide 60-day written notice, pay termination fee, and pay back any concessions given.
Can I change to a month-to-month lease plan after my first year?: We offer flexible lease terms upon conclusion of the initial lease term. Month to month options/costs may vary. Please see your property management team for more details.
Do you accept short term leases?: We offer leases starting as low at 7 months.
Am I required to have renters' insurance?: Yes, all residents are required to carry an active renter’s insurance policy with at least $100,000 of liability coverage for the unit/building. Although not required, personal property coverage is strongly recommended for all residents.
Do you offer furnished apartments?: Our apartments come unfurnished, however we can provide references for local furnishing providers in our area. Please see you property management team for more information.
Do you offer corporate apartments?: We do not offer corporate furnished apartments at this time.
If something needs to be repaired in my apartment, how do I report it?: Please place your maintenance request in your resident portal.
When is my rent payment due?: Rent is due on the 1st of each month. There is a grace period through the 3rd of each month with no late penalty. On the 4th, rent is considered late and a late fee is assessed.
What day of the month am I liable for a late charge?: Late fees are charged on the 4th of each month.
Will you accept electronic payments from my bank?: We allow electronic payments through our convenient resident portal. Please login to the resident portal to review available options, including ACH and credit/debit card payments.
Is there a place where I can pay my rent after office hours?: We offer a convenient online portal for all of our residents which is available 24 hours/day.
There is a person who might be staying with me for a while, is that permitted by the lease?: Guests staying longer than 7 days would need to be screened and approved for residency.
Do you have reserved parking?: We do not offer reserved parking at this time. We offer covered detached garages for rent (depending on availability). Please inquire with your property management team for additional information regarding garage availability.
I have a motorcycle, where can I park it?: Motorcyles may be parked in any of our surface parking spaces.
My children live with me in the summer; do I need to notify your office when they arrive?: Guests staying longer than 7 days will need to be registered with the office. Please see one of our friendly team members for additional assistance with this process.
Can I install my satellite dish at my apartment?: Satellite dishes are not permitted within the community. We are conveniently prewired for high speed internet and digital cable through Spectrum.
Do you have cable services?: We are conveniently prewired for high speed internet and digital cable access through Spectrum.
Does the property have a fitness center?: We offer a spacious 24-hour fitness center for all of our residents.
Does the property have a swimming pool?: Our community features 2 large swimming pools with cabanas, loungers, and poolside amenities like firepits, grills, and more.
Does the property offer on-site recycling?: We do not offer recycling at this time.
Are gas grills permitted at your property?: Due to fire protection requirements, grills are not permitted on balconies, patios, or in common areas. For your convenience grills have been provided by the community in designated amenity areas for your use.
Is there any additional storage space available at your property?: We offer storage units in various sizes which can be rented for a small extra fee per month. Please see a team member for availability.
Are residents permitted to paint their apartment?: Prior to move out, the unit must be restored to its original paint color/condition.
Will you accept my delivery packages for me?: We offer a package locker system for any package delivery needs. The office is not able to accept packages directly.
Do you have a list of Preferred Employers?: We offer application fee and administrative fee specials to employees of selected institutions/fields. Please inquire with our leasing professionals for details.
How is your property different from the competition?: (1) We offer two resort-like swimming pools on-site for residents as well as fire pits and an expansive fitness center and clubhouse. (2) We offer gated access (3) we are conveniently located within the city of Altamonte Springs with easy access to Maitland, I-4, 408 and 417 expressways.
